Walk & Talk Consultation or Full Home Inspection: Which Do You Need?

People sometimes call me with a question that does not quite fit a full home inspection. They are looking at a DC rowhouse and want an experienced opinion before they make an offer. They are about to rent a house and want to know what they are getting into. Or they have owned their home for years and have a list of things they have always wondered about.

For those situations I offer a Walk & Talk consultation. It is worth understanding how it differs from a full inspection so you can choose the right one.

The full home inspection

A residential home inspection is the complete service. I inspect the accessible parts of the property from the roof to the foundation: the exterior, structure, attic, electrical, plumbing, heating and air conditioning, and the interior. Afterwards you receive a written report that documents what I found, with photos, and explains which items need attention.

The written report is the important part when you are buying. Your agent can use it in negotiations, your lender or insurer may ask about it, and contractors can quote from it. If you are under contract on a home, this is almost always the service you want.

The Walk & Talk consultation

A Walk & Talk is informal. We walk the property together, I point out the visible concerns I see, and I answer your questions as we go. There is no written report. What you take away is the conversation and whatever notes you make yourself.

That makes it a good fit when:

  • you want an informed opinion before deciding whether to pursue a house;
  • you are renting, or helping a family member think through a property;
  • you own your home and want to understand it better, or prioritize future projects;
  • you have a short list of specific questions rather than a need for a full evaluation.

Which one should you choose?

A simple rule: if you need a document, book the full inspection. If you need answers and a second opinion, a Walk & Talk may be enough.

Keep in mind that a Walk & Talk is not a substitute for an inspection on a home you are buying. Because there is no report, there is nothing to hand to your agent or the seller, and a quick walkthrough cannot go as deep as a full inspection.
