Terms of Service
Last updated: October 2026
About these terms
These terms cover your use of this website and the booking of services from Blue Eagle Property Inspections LLC. Each inspection is also governed by the written inspection agreement you receive and sign before the inspection; if the two differ, the signed agreement applies.
Our services
We offer the following services in Northern Virginia and Washington, DC:
- residential home inspections;
- 11-month warranty inspections for newly built homes;
- thermal imaging inspections, standalone or as an add-on;
- Walk & Talk consultations (a walkthrough without a written report);
- pre-listing home inspections;
- four-point inspections.
Booking, prices and payment
Quotes shown on this website are based on the property details you enter. If those details turn out to be different on site, the price may change, and we will tell you before going ahead. Payment terms, rescheduling and cancellation are set out in your inspection agreement and booking confirmation.
Access to the property
Please make sure we can safely reach the areas to be inspected, with utilities on and pilot lights lit. Areas we cannot safely reach, or that are blocked by belongings, are reported as not inspected.
What an inspection is, and is not
A home inspection is a visual, non-invasive look at the readily accessible systems and components of a property on the day of the inspection. It is not a guarantee or warranty of the property’s condition, and it does not predict future failures.
We do not open walls, move furniture or stored items, or dismantle equipment. Code compliance, environmental hazards, pests, and the inside of chimneys, sewers and wells are outside the scope unless a separate written agreement says otherwise. A Walk & Talk consultation is less thorough than a full inspection and includes no written report.
Reports
Written reports are prepared for the client named in the inspection agreement. Other people who rely on the report do so at their own risk. Please read the whole report and follow its recommendations, including evaluations by licensed contractors where we advise them, before your contingency deadlines.
Liability
To the extent allowed by law, our liability is limited as set out in the inspection agreement. Nothing in these terms limits liability that cannot be limited under Virginia or District of Columbia law.
Website content
The articles and information on this website are general guidance, not advice about a specific property. Text, logos and images on the site belong to Blue Eagle Property Inspections LLC or are used with permission.
Governing law
Virginia law applies to these terms and to any dispute about them.
