Home Inspections in Fairfax County, VA

Fairfax is Virginia’s most populous county, and much of its housing went up between the 1960s and the 1990s. That means a lot of split-levels, center-hall colonials and townhouse communities that are now on their second or third owner, with some systems that have been replaced and some that have not.

Homes we inspect in Fairfax County

  • Split-levels and ramblers from the 1960s and 1970s in places like Annandale, Springfield and Vienna.
  • Colonials and townhouses from the 1980s and 1990s in Burke, Centreville, Fairfax Station and Herndon.
  • Homes in Reston, the planned community begun in the 1960s, with its mix of townhouse clusters, single-family homes and condos.

What We Pay Attention To in Fairfax County

Systems near the end of their life

Roof coverings, furnaces, air conditioners and water heaters all age out. We record the visible condition of each, and where a label shows it, the age, so you can plan for replacements.

Wiring from the era

Some homes built in the mid-1960s to early 1970s were wired with aluminum branch circuits. When we see signs of it, we say so and recommend an electrician’s evaluation.

Decks and additions

Decks, sunrooms and finished basements added over the years deserve a close look at how they were attached, supported and flashed.
